Q: Are you really just real estate agents looking to list my real estate or property?
A: No. We are interested in buying your real estate or property. We do NOT want to list your real estate. Just to be perfectly clear though, some members of our team are in fact licensed real estate agents with the state of Arizona. We want to BUY your real estate. With that said, if the price we offer is lower than the amount you want to sell your real estate for, then we can place your real estate on the open market to get you the higher price, if you so choose to.
Q: Do you charge any fees or commissions to make an offer on my real estate?
A: No. Please be aware that regardless of whether one of our real estate agents or investors buys your real estate, or if you have your real estate listed with a real estate agent, when your real estate goes to closing/settlement, there are standard seller costs that you would be responsible for. Q: A Realtor or Zillow just told me what my real estate is worth. Is that what you will pay me?
A: First, we would like to make you aware of the real estate process involved in selling your real estate with a real estate agent. When a real estate agent does a CMA (comparable market analysis) on your real estate and tells you what your real estate is worth, that is NOT the dollar amount that you will walk away with after you sell your real estate. You will need to subtract the real estate commissions and closing costs which are typically 8%-10% of the sale price. Also, most of the time, after the buyer of your real estate does a real estate inspection, they will ask you to make certain repairs and/or ask you for a monetary credit at settlement. This amount can vary depending on what the buyer of your house finds. And please do not forget your holding costs. When you have your real estate listed with a real estate agent, you are still required to make your mortgage payments every month, pay all of your utility bills every month and other costs associated with your real estate. Your real estate agent will NOT pay these costs. So, if your mortgage amount is $1000 and it takes your real estate agent 4 months to sell your house, plus it takes another month until you go to settlement with your new buyer, that is 5 months at $1,000 each month. That is $5,000 in just mortgage payments that are coming out of YOUR pocket while a real estate agent is attempting to sell your real estate.
